Art Basel: The Catalyst for Miami’s US$10M+ Luxury Real Estate Market

Miami is no longer just a destination; it’s a global phenomenon. Every December, as the world’s premier art fair, Art Basel Miami Beach, descends upon the Magic City, it brings with it far more than just collectors and curators. It brings a critical mass of high-net-worth individuals ready to invest in South Florida’s unparalleled lifestyle and real estate.

At Roland and Eddy, we see this firsthand. The influx of an estimated 80,000 visitors, many of them potential buyers, solidifies Miami’s position as a nexus where culture and commerce converge.

Sotheby’s International Realty at the Epicenter

As Global Real Estate Advisors with ONE Sotheby’s International Realty, we are proud to be part of the official partnership with Art Basel. This premier gathering of the international art world sees Sotheby’s International Realty host a lounge exclusive to VIP ticketholders, other event partners and to our affiliated agents and clients. This affiliation places our team directly in front of the world’s elite.

For Eddy Martinez, a Global Real Estate Advisor with ONE Sotheby’s International Realty in Miami Beach, the value of this strategic partnership is clear:

“It’s a great platform to meet potential global and domestic buyers who want to invest in real estate in Miami and elsewhere,” Martinez says. “We market the event to our super luxury niche, particularly buyers in the US$10M-and-up price range.”

This strategic positioning reinforces the sophistication and globally connected culture that our **luxury clients** identify with.

The Miami Real Estate Equation: Tax Benefits and Global Appeal

Miami’s attraction goes well beyond the five days of the fair. Over the past decade, the city’s culinary, art, and design scenes have risen to rival global capitals like London, Dubai, and New York. This, combined with powerful economic factors, creates an irresistible proposition for global investors.

“Add in the beaches, the balmy climate and the tax-friendly status and it’s natural that both domestic and international buyers want to own property here,” he says. “Latin Americans in particular feel cultural ties to Miami, and so do Europeans, especially Italians.”

With no state income tax, state inheritance tax, or state capital gains tax, Florida offers a haven for sustained wealth migration. This combination of lifestyle and financial incentives fuels the demand for luxury properties, especially in the *$10M-and-up category.

A Market Defined by Global Demand and Rising Prices

The data confirms the intensity of the demand:

“Both ultraluxury single-family homes and large condo units are in such high demand that developers can’t build them fast enough,” says Martinez. “Prices for premium properties continue to rise, particularly for new construction and waterfront homes. There was concern about a bubble in 2022, but the market learned that they should have bought then, since prices continue to rise.”

  • Record Sales: Eddy Martinez recently sold an 18,000-square-foot mansion in Coral Gables for a record breaking *US$50M after just two months on the market.
  • Developer Adaptations: Developers are meeting the demand for space by building three- and four-bedroom luxury condo units to accommodate large families who are choosing to become full-time residents.
  • Cash is King: Miami leads the nation in all-cash transactions, which represent 50% to 60% of all purchases, and likely more in prime real estate sales, estimates Martinez.

Miami buyers are now more likely to become residents, with 89% of luxury sales above $5M made to buyers who live in the units for six months to a year.

“Buyers from California and New York are seeking a haven from high taxes and prioritize super luxury single-family homes,” he says, while international buyers are “particularly drawn” to branded towers.

The Rise of Branded Residences: Trust and Turnkey Living

Luxury buyers today prioritize convenience, security, and prestige. This has driven the explosive demand for branded residences. Miami now boasts 44 such properties, second only to Dubai.

“Branded residences command a 35% premium over other luxury condos,” according to Martinez.

The brand offers a guarantee of design, quality, and long-term value, providing the trust, turnkey living, and hotel-level service that high-net-worth individuals demand. Projects like the St. Regis Residences are among those currently under construction, promising new levels of luxury.

Art Basel may be a world-class art event, but for the luxury real estate market, it is the annual ignition point for a long-term, sustained migration of global wealth.
